ASHLAND — Potential tenants will soon be able to start calling dibs on the downtown Pump House District apartments.
During a recent interview with Ashland Source, Ashland Mayor Matt Miller said floor plans and monthly rent rates can now be browsed on VISION Communities’ website.
“They expect to start leasing in November,” Miller said. “It’s coming.”
Available floor plans include studio, one-bedroom and two-bedroom apartments, according to VISION. There will be an estimated 192 market-rate apartments available.
The estimated $22 million housing project began in summer 2025. Miller said the construction timeline has remained on schedule.
“I am actually kind of surprised they are already ready to lease,” he said.
The studio option, labeled as the “Nook” floor plan, is listed as 419 square feet of living space at a cost of $1,100 per month.
Three one-bedroom floor plans are offered:
- The “Zane,” one bedroom, one bathroom, 551 square feet, $1,350 per month.
- The “Hocking,” one bed, one bath, 639 square feet, $1,439 per month.
- The “Abbot,” one bed, one bath, 719 square feet, $1,480 per month.
Two-bedroom floor plans listed online include:
- The “Burrow,” two bedroom, two bathroom, 906 square feet, $1,585 per month.
- The “Drake,” two bed, two bath, 1,141 square feet, $1,795 per month.


Miller said city officials have frequently been asked about the four-way stops along Union Street in regards to the anticipated traffic increase due to increased housing in the area.
He said many of the surrounding streets, including East 2nd, 3rd and 4th streets, were originally one-way roads. As downtown development has increased throughout time, the city began converting them to two-way streets.
“We’re waiting until the apartments are occupied so that we can see what the traffic patterns are once people are living there,” Miller said. “Then you will likely see some of those four-way stops turn to traffic signals.”

The Pump House Hotel continues to take shape
The Pump House District is a nearly 12-acre geographic area of downtown Ashland. There are two main projects within that umbrella term — the apartments and The Pump House Hotel.
“It has been quite a project for the company (Moment Development),” Miller said. “It is such a unique project in their portfolio, because it’s converting an old building into a new, modern hotel and normally they build from the ground up.”
The $21.5 million transformation of one of Ashland’s most iconic and historically meaningful buildings broke ground in November 2025. Interior demolition followed soon after in December 2025.
The 68,000 square-foot site will boast a Home2 Suites by Hilton hotel by July or August of 2027. It will have an estimated 93 rooms.

Miller said developers have run into a number of unexpected challenges while converting the old building.
“But it’s not stopping it. It’s moving forward,” he said.
Moment Development, based in Columbus, in order to make the finances work, also enlisted some local Ashland investors into the project, the mayor said.
During the hotel’s 2025 groundbreaking, Ohm Patel, founder and principal owner of Moment Development, said he could “feel” the vision behind the Pump House District.
“To be able to walk into that building and feel it and see it, see a vision that Mayor Miller had for this building and actually put it together … it’s a privilege,” Patel said in 2025.
