LOUDONVILLE – Forget the Girl Scout cookies. Why not buy a Girl Scout camp?
While it doesn’t come stocked with boxes of tagalongs and samoas, the mostly wooded, 282-acre former Girl Scout Camp, which features pavilions, cabins, a large pond and outdoor pool, will be sold to the highest bidder in an auction at 6 p.m. Thursday, July 20. The auction will take place at the property.
Mossy Oak Properties realtor, Brian Bauer, says the property, 3322 Township Road 539, has attracted attention, even receiving coverage by the Associated Press.
“I think this property is drawing such interest because people come to the area to canoe and camp,” Bauer said.
He called Loudonville the “camping and canoe capital of Ohio” and mentioned that the property is also across the street from the Landoll’s Mohican Castle.
Potential buyers include outdoorsmen and investment groups interested in opening a wedding venue or weekend cabin rentals. Others are interested in the land’s marketable timber. Bauer’s even heard from some former Girl Scouts and their counselors.
Two property tours held on Wednesday, June 28 and Saturday, July 1 brought a variety of interested buyers.
“We had a huge turnout, both days that we had the property tours, it was a mix of weekend warriors, timber companies and investors,” Bauer said.
The current owner, CommonOne Properties, used the land for hunting and recreation purposes. The Girl Scouts last used the property in 2000, according to Bauer.
“It traded to an investment group, and then it was sold to my client a few years ago,” he said.
The property will be sold in 10 parcels from 5 to 86 acres in size or as a whole, if someone is willing to bid higher than the sum of the other bidders.
Winning bidders are required to deposit a non-refundable 10 percent of their purchase.
Marketable timber and mineral rights transfer to the new owners.
There is no starting bid.
