ASHLAND — The developer behind a condominium project in Ashland said all the necessary state and local approvals have been granted to move forward.
The next step for Eagle Landings — a development on nearly 60 acres of farmland at the northeast intersection of Smith and Baney roads — is to receive bids for building infrastructure, said Brandon Hunsinger, of Hunsinger Builders LLC.
Hunsinger first approached the city of Ashland in September 2022. The land has since been rezoned to accommodate residential homes, and council approved preliminary plans for the project in January 2024.
Since then, Hunsinger has studied the land’s soil and water characteristics in order to secure approvals from the Ohio Environmental Protection Agency.
“We now have received all approvals, both at the local and state levels, on our development designs,” Hunsinger said in an email. “We, along with our engineering team, are currently preparing documents to send to potential bidders for infrastructure development work. Bid invitations will be sent out soon.”
123 units
Documents filed with Ashland’s engineering office show the project involves the construction of 123 units on 63 lots. Plans show four roads — labeled Uniontown Drive, Convocation Way, Demming Lane and Carter Court — that provide access to the two-unit condos. Hunsinger has said there will be some single unit condos as well.

Plans also call for two drainage ponds, a sanitary and stormwater sewer and a lift station.
Hunsinger said he does not have a start date for excavation.
“This will be, at least partially, dependent upon the schedule of the winning bidder,” he said.

Hunsinger’s project will be directly east of another housing development planned on farmland owned by Ashway LLC. Ashland City Council approved the annexation of 67 acres of land there in September.
Details of that project have not been made public.
County real estate records show that the majority of the land there, 64.9 acres, are tillable. The property also houses a cell tower.
